
Paul D. Schwartz
Areas of Practice
Paul Schwartz, a partner in the firm’s Business Law Department, concentrates on private market finance with emphasis on the real estate industry, including collective investment vehicles for institutional investors, joint ventures, participating and mezzanine debt, and REIT investments. He is familiar with integrating the UBTI, REIT and other tax, ERISA, Investment Company Act, and other securities law aspects of investments by ERISA plans and registered investment companies. Mr. Schwartz also has experience in restructuring, including loan modifications and purchases, prepackaged bankruptcies and equity conversions. Mr. Schwartz is a past co-chair of the firm's Real Estate Group and former chair of its Real Estate Investment Management Practice.
Work for Clients
Mr. Schwartz has been involved in the formation of investment funds organized as partnerships, REITs and regulated investment companies; the organization and recapitalization of office, retail, apartment and service companies; numerous investments for both taxable and tax-exempt investors; and a variety of novel collaborative business ventures including some involving the development and licensing of intellectual property. He has also represented parties involved in the securitization of mortgage debt, including borrowers, sellers/servicers in connection with the establishment of conduits and the securitization of loans, and purchasers of subordinate commercial mortgage-backed securities.

Mr. Schwartz is the firm’s voting member of the Pension Real Estate Association, as well as a member of Greater Boston Chapter of the Real Estate Finance Association. He is listed in Chambers USA: America’s Leading Lawyers for Business and The Best Lawyers in America.
